Not every lawn can be fixed with a quick overseed or fertilizer application.
When grass is thin, patchy, or declining year after year, it usually comes down to what’s happening below the surface: compacted soil, poor seed-to-soil contact, and inconsistent growth.

What We Started With

Up close, you can see the real story. Bare soil, thin coverage, and inconsistent growth. Instead of chasing these issues year after year, renovation resets the lawn and builds it back the right way.
Step 1: Scalping the Lawn
We start by mowing the lawn very short. This step improves seed-to-soil contact and removes excess growth that would otherwise interfere with the renovation process. It also means you won’t need to mow again for several weeks while the new grass establishes.

Step 2: Aeration in Two Directions
Next, we aerate the lawn in two different directions, pulling thousands of soil cores from the ground.
This relieves compaction and opens up the soil, allowing air, water, and nutrients to move freely. It also creates ideal pockets for seed to settle in and begin growing.

Step 3: Slice Seeding With Our Renovation Machine
We then use our renovation machine to slice into the soil while applying a premium Northwest seed blend.
This is one of the most important steps. Instead of seed sitting on the surface, it’s placed directly into the soil where it can germinate quickly and evenly.
Step 4: Cleanup and Targeted Seeding
After aeration and seeding, we remove any remaining debris from the lawn.
We also apply additional seed to areas that need extra attention, ensuring even coverage across the entire space.
Step 5: Fertilizing for Establishment
A starter fertilizer is applied to support recovery and encourage strong germination.
This gives new seedlings the nutrients they need to establish quickly and begin building a healthy root system.

Step 6: Top-Dressing for Moisture Retention
The entire lawn is then top-dressed with mulch using specialized equipment.
This step is critical.
The mulch layer:
Helps retain moisture
Protects seed from drying out
Improves germination consistency
Grass seed must stay consistently moist to germinate properly, and this step makes that possible.
What Happens Next
Within the first couple of weeks, you’ll begin to see new growth. Over time, the lawn fills in evenly, becoming thicker, healthier, and more resilient.
