If your lawn has seen better days you’ve probably wondered: Do I fix what I have… or start over completely?
At ProGrass Landscape, we help homeowners make that exact decision every day. The right choice depends on your lawn’s condition, your goals, and your timeline. Let’s break down the difference between lawn renovation and lawn replacement, along with the pros and cons of each.
Lawn Renovation: The Comeback Story
If your lawn still has some life left in it (even if it’s a little tired, patchy, or uneven), renovation can bring it back in a big way.
We start by scalp mowing everything down nice and short. It might look a little dramatic at first but this step sets the stage for everything that comes next (and gives you a break from mowing for a few weeks, which no one complains about).
From there, we aerate the lawn in two directions, pulling up thousands of little soil cores. It’s like giving your lawn room to breathe again letting water, air, and nutrients actually reach the roots where they belong.
Next comes the renovation machine, which slices into the soil while laying down a premium Northwest grass seed blend. This is where the magic really starts. After that, we tidy things up, add extra seed where it’s needed most, and apply a fertilizer designed to support both recovery and fresh growth.
To finish it all off, we top-dress the entire lawn to lock in moisture and protect those baby seeds while they get established. Because if there’s one thing new grass needs, it’s consistent moisture and a little protection while it gets going. We clean off your sidewalks and hardscapes before we leave, and you’ll get simple, clear instructions so you know exactly how to care for your lawn during the process.
Renovation is a great choice when your lawn isn’t perfect but it’s not beyond saving either. It’s less disruptive, more budget-friendly, and incredibly effective. The only catch? It takes a little patience while everything fills in. This isn’t an overnight transformation but it’s a very rewarding one.

Lawn Replacement: Starting Fresh
In some cases, starting fresh is the better option. Lawn replacement involves removing the existing turf entirely and installing a new lawn, typically with sod. This approach is ideal when a lawn is mostly weeds, heavily damaged, or not level.
The biggest advantage of replacement is the immediate transformation!
That said, replacement does come with a higher upfront cost and a more intensive installation process. And like any new plant, it still requires consistent watering and proper care to establish successfully.

So… Refresh or Restart?
If you’re unsure, that’s where we come in. A professional assessment can save you time, money, and frustration by pointing you in the right direction from the start.
